Property Management
Managed by People Who Own Rentals Themselves
Harcourts Hunter Mason is a different kind of management company. The owners actively manage and own multifamily property across Southern California, from mobile home parks to single-family homes. We run your property the way we run our own: maximize rents, minimize vacancy, stay compliant.
What We Handle
Full Property Management
Everything from marketing and tenant screening to rent collection, maintenance dispatch, and accounting. You get a monthly statement; we handle the rest.
One-Time Leasing
Prefer to self-manage? We market the property, screen applicants, and place a qualified tenant with a compliant lease. You take it from there.
Rent Control Compliance
LA city RSO, county RSTPO, AB 1482, and city-specific ordinances change constantly. We track allowable increases, notice requirements, and just-cause rules so you stay out of trouble.
Tenancy Consulting
Problem tenant, inherited property, or a building you are thinking of repositioning? Get an experienced second opinion before you act.
Maintenance Coordination
Vetted vendors, competitive bids, and fast response. Small problems get fixed before they become habitability claims.
Trust Accounting & Reporting
Clean monthly statements, year-end summaries for your CPA, and security deposit handling that follows California law to the letter.
Is Your Property Rent Controlled?
It can be confusing to determine whether your property is subject to rent control. The City of Los Angeles provides an online tool to confirm whether a property falls under the Rent Stabilization Ordinance, and LA County has its own lookup for unincorporated areas.
Not sure what the result means for your rents and notices? That is exactly what our free consultation is for.
Property Management FAQ
How do I know if my property is under rent control?
Location and building age decide it. For City of Los Angeles properties, the ZIMAS lookup at zimas.lacity.org shows RSO status. For unincorporated LA County areas, the county planning lookup applies. Statewide, AB 1482 caps increases on most buildings older than 15 years even when no local ordinance applies. We confirm coverage for every property we take on.
What does property management cost?
Fees depend on property type, unit count, and service level: one-time leasing or full management. Ask for a quote and we will price your specific property. Because we own and operate our own rental portfolios, our fee conversation is a straight operator-to-operator talk, not a sales pitch.
Do you work with Section 8 tenants?
Yes. California law prohibits discriminating against voucher holders, and we know the Housing Authority process: inspections, rent determinations, and payment timing. Done right, Section 8 tenancies can be stable, reliable income.
What areas do you serve?
LA County, with deep experience in the South Bay: Torrance, Redondo Beach, San Pedro, Lomita, Carson, and surrounding cities. Our portfolio experience runs from single-family homes to multifamily buildings and mobile home parks.
